TRANSITION: Watch out for the sand fleas.. They will eat you alive! At least they did in 2012. Bring bug spray or long clothing.
SWIM: On Google maps the body of water for the swim is described to be a lake, however in my opinion it a pond. The "lake" is pretty shallow especially at the swim start location such that you can touch the very soft bottom. The bottom consists of mostly algae and plants and is like stepping in a swamp. Once kicked up the water smells of sulfur and detritus from all the dead plants after a couple waves get going from kicking it up. Not a pleasant experience. IMO a lake doesn't smell like that.
BIKE: Very flat, no hills really but there are a few long slow rising up and down areas. Wind can be a bit stiff in a few spots but it is flat as can be.
RUN: Run is very flat and runs out into some farm land. There is pretty much no shade what-so-ever on the run. Make sure you are plenty hydrated.
Overall, fun and easy race once you get out of the water. The run can get you if you aren't ready for it because some stiff winds kick up and the sun and heat can make for additional tough conditions.
