Talking Mortgages...

Who out there in EN-land is an expert? I have some questions as a self-employed doode and am looking for someone to chat with...happy to do here or on the phone. Will even wear pink speedo on video chat if requested...let me know here or PM, thanks!

  • no expert... are you looking to re-finance (I did recently)?  What I do know is that you don't want to get stuck with PMI, so if you have to put money down, do it (that might also lock you in to a lower rate).  And, depending on how long you plan to stay in the place, taking a half point or a point may not be a bad thing (points might get you a lower rate) - you'd have to do the math to see if it works out to your advantage...  Rates are super good now, which is nice but from what I learned, you have to have rockstar credit, etc (luckily I do) and there are lots more hoops to jump through in the process than when I bought my condo way back when... when I bought the condo I got a house buying for dummies type book (maybe "what every first time home buyer should know" or something like that) that talked about financing/mortgages - it helped me learn the lingo and at least be able to ask the right questions... and I mostly understood the answers.  not sure if this is where you were heading... good luck...

  • one of my partners has a brother that owns a mortgage brokerage. I've used him to refi a couple times over the past two years. They have always done this at no cost to me, and same deal for anyone I referred (they make enough commission from the lending institution that they don't need to be charging fees to the borrower as well). When rates are falling, the refi decision is a no brainer if you can find an option that truly is zero cost to you (there are sometimes cash flow timing considerations such as putting cash in to reestablish an escrow account while you wait for a refund of your old escrow account, but the net cash outflow for the refi after the timing issues clear is zero.

    The firm is Aspen Mortgage and the person I would refer you to is Jim Campbel. I don't have contact information handy right now, but both you and he are in my Linkedin connections so ping me there and I can make the connection.

  • I think you need to move to Florida! There's not enough EN representation in the Southeast even though Peninsular Florida is the only state (or fraction) that is it's own USAT region! You have an undertapped market down here.

  • Ha! P almost had all you fooled! When he was in the "hospital" he was actually in the real estate office near Tom, John, and Carrie's house. All that "physical therapy" time? He was house hunting!! When his wife flew out to "help him on the plane"...she was signing papers.

  • Don't do it P!! Those people are WAAAY too happy out there. Look at Strauss. Even he's happy. You need the northeast cynicism to keep you balanced.
  • If you want to enjoy more winter and time on the trainer come to Canada particularly Saskatchewan.   We've already had our first snow and weather warning due to blowing snow.
