This is where I stayed in '08. About 3/4 mile from the race start, and even closer to the Pizza shroom place (yummy, esp post-race!). I'll prob stay there again if I do IMFL.

Laketown Wharf...condos about 200 yards down the street from the race hotel on the opposite side. I stayed there in 2008 after it just opened...it was a ghost town...maybe 30 people total in 765 units and 20 of the 30 were there for IMFL. The condo was saweeeet.
I rented a condo right on the run course, about 1 mile from the start/finish with a friend. You can find lots of these condo type deals through VBO. The bonus was you get a full house with a fully furnished kitchen so you can cook your own meals.

My big tip, which is a tough thing to pull off for us type A triathletes to actually do is to, wait until about a few weeks before the race. Get on VRBO and email some owners and see how low they are willing to go. I got a week at the summit for 300 bucks by doing this once. I've stayed at the summit x2 and another long beach condo once http://www.longbeachcondo.com/ PCB can accomadate many many times what IMFL can throw at it numbers wise. Most places are vacant this time of year. Short of the Ironman and a few retired people the place is dead. The transition area is located at

you can google/mapquest stuff from there. Bottom line, tons of options and you don't need to get in a hurry.
I like the Summit as well...easy walk to the start...and back after the finish...the run course goes by the driveway, so also easy to watch a bit of the race if you're in the mood after the finish...condo's there are very reasonable...last year seems to me that they still had a sign up a day or 2 before the race with vacancies ...we have an IMFL party there every year
We rented a condo at the Laketown Warf for 575.00 for 6 nights, 7 days. I have pics of the condo but I do not know how to download them to hear so you can look. Really, really nice.
I just booked at the Laketown for this year. To give you an idea of prices, I got a 3BR condo with a bunk room (sleeps 8 comfortably, W/D, kitchen) for 5 nights for $900. Can't beat that. I have to go to PR the next weekend and am gawking at the prices compared to PCB!!!!
